What is Unified Building Pro?
Unified Building Pro is an all-in-one platform for NYC real estate and construction operations. It connects property owners, managers, contractors, and expediters in shared workspaces — one database, four role-based portals — so everyone works from the same source of truth.
Who is it built for?
Anyone involved in NYC multifamily real estate: property owners and investors, property management companies, general contractors and subcontractors, and permit expediters or architects. Each role gets its own portal with the tools and views that matter to them.
Is it only for NYC properties?
The platform is optimized for NYC — with built-in BBL/BIN lookups, live HPD and DOB violation syncing, and NYC compliance calendars. However, the project management, invoicing, and collaboration features work for properties anywhere.

Pricing & plans

Is there a free tier?
Yes. Every collaborator invited into a workspace gets free access — unlimited seats, no per-user fees. You only pay for the org-wide subscription that unlocks your own portal, templates, AI tools, and private dashboard. NYC compliance lookups, the tenant portal, dashboards, and basic reports are included on every plan.
What plans are available?
Three plans: Essentials ($99/mo), Pro ($299/mo), and Portfolio ($899/mo). Annual billing saves 20%. Each plan includes unlimited collaborator seats and tenant portal access. See the all-in-one product page for a full side-by-side comparison.
What are Power Packs?
Power Packs are add-on bundles you can attach to any plan — Communications Pack (extra SMS + voice), AI Operations Pack (extra AI analyses + Foreman runs), Field Pack (extra photo/video storage), Compliance Concierge (proactive monitoring), and AI Voice Agent (24/7 AI call handling, Portfolio plan only).
Can I cancel or switch plans anytime?
Yes. You can upgrade, downgrade, or cancel at any time. Downgrades take effect at the end of your current billing cycle. There are no long-term contracts or cancellation fees.

NYC compliance & data

How does violation syncing work?
When you add a property, our platform identifies it and pulls open violations from the relevant city agencies. The data refreshes automatically so you always see the current status.
What compliance deadlines does it track?
The compliance calendar tracks Local Law deadlines (LL84, LL87, LL97, LL152), boiler and elevator inspections, rent stabilization registrations, lead paint requirements, sprinkler certifications, fire safety filings, and any custom items you add.
Is the NYC data accurate and up to date?
Yes. We continuously sync with the relevant city agencies behind the scenes so your property records, violations, and permit data stay current. All data is timestamped so you know exactly how fresh it is.

Security & access

How do permissions work?
Access is enforced through five layers: system role, organization type, org membership role, workspace role, and plan entitlements. Every API request checks all five layers server-side — hiding a button in the UI is never enough. Invited collaborators can only see the specific workspace they were invited to, nothing else.
Can other orgs see my private data?
Never. Shared workspace data (project status, documents, timelines) is visible to all participants. But your org's private data — internal job costing, bid markups, other client portfolios, financial summaries — is only visible to your own organization. This boundary is enforced server-side on every request.
Where are my files stored?
All documents, photos, and uploads are stored in Cloudflare R2 (S3-compatible cloud storage) — never on local servers. Files are encrypted at rest and in transit.

AI features

What AI features are included?
AI document analysis (reads leases, contracts, and DOB notices), AI scope writer (generates contractor scopes from bullet points), violation triage (groups violations by severity and suggests remedies), Foreman AI (on-demand answers about your jobsite and code requirements), and AI Voice Agent (handles inbound calls 24/7, Portfolio plan only).
Can AI translate my documents?
Yes. Any uploaded document can be translated into Spanish, Chinese, Bengali, Arabic, Russian, or French with one click. The original is never modified — a translated copy is created and linked. Violation descriptions are also auto-translated based on your language preference. All AI translations include a disclaimer that they are not certified legal translations.

Getting started

Is there a free trial?
Yes — 30 days, full access, no credit card required upfront. You can invite collaborators during the trial at no cost.
Can I import data from spreadsheets?
Yes. You can bulk-import properties, units, tenants, and vendor records from CSV or Excel files. The platform validates and maps your columns before import.
